When a beam connection is not the one the engineer drew
Steel beams and columns in Gables frames are only as good as how they are joined.
In short: Several Gables frames had beam and column supports that differed from the engineering.
Steel inside a timber house
Large open living areas and upstairs rooms over garages often need steel beams and columns. Each connection between steel and timber is individually detailed by the engineer.
What goes wrong
On Gables frames inspected between March and August 2026 we recorded beam supports and column connections built differently from the drawings, bolts left loose and a structural bracket still to be fitted.
Why it matters
A connection designed for a load path only works if it is built as drawn. A different bracket, missing bolts or packing in place of steel changes how the load travels.
Two acceptable outcomes
The builder changes the connection to match the engineering, or the engineer certifies in writing that what was built is adequate. Either closes the item.
Bring the beam schedule
We can only compare against what we are given, so send the engineering set with the booking.
