Bored piers
Once the piers are bored, before any concrete arrives
Pier positions against the plan, base cleaned to firm ground, diameter and depth, reinforcement cage and cover
Learn more about the bored piers inspection →Seven visits through a Gables build, each timed before the next trade hides the work.

On Gables slabs we keep recording the same three things: steel too close to the form, mesh left sagging between chairs, and steps in the slab with no reinforcement extended past them. Frames bring a different list: steel beam and column connections that do not match the engineering, a joist hanger too small for its member, a double beam laminated on one side only. Then lock-up adds the services, with cables and gas lines touching hot water pipes and steel. All of it is quick to fix while it is exposed.

Handover

Where a slab changes level, the reinforcement has to carry past the step.

Steel beams and columns in Gables frames are only as good as how they are joined.

Services crowded together inside a wall are the most common lock-up item we record in Gables.
Pre-Handover (PCI) Inspections A complete defect list for your new Gables home, ready before final payment.
Defect Investigation Reports One issue examined in depth, with its cause in writing.
Building and Pest Inspections Building and timber pest reports from a single Gables visit.
Pre-Purchase Building Inspections A visual AS 4349.1 inspection for established Gables homes. Instant online pricing, or talk to the booking team on 1300 471 805.
Handover gives the longest lists, but slab and frame carry the findings that matter most for the structure.
Where a slab drops in level, the engineering normally asks for extra bars carried a set distance either side of the step. We have recorded them missing on Gables pours, which the engineer then has to review.
Standard NSW residential contracts allow you to engage your own consultant. Let the supervisor know the date and we work around the trades.
