Buying a house in Gables that is only a few years old

Near new homes still carry their builders' defects, and some of their warranties.

Gables 2765 · 10 March 2026

In short: What to look for when buying an established home in a young suburb.

Young stock

Gables homes on the resale market are mostly only a few years old. That means fewer age related problems but more workmanship ones.

Warranty still running

A home inside its two or six year warranty periods may still give the owner rights against the builder. Ask what has been raised.

What we focus on

Wet area falls and leaks, outdoor concrete, stormwater and drainage, facade joints and weep holes, and the roof space.

The standard

AS 4349.1 sets a visual inspection of accessible areas. It does not test services or open up walls.

Timing

Book early in the cooling off period so the report is ready in time.

Written by our local inspection team from work carried out in Gables. Licensed building practitioners, NSW Fair Trading licence 366177C.
