Cracks measured in millimetres, not adjectives

How a pre-purchase report grades cracking so you can judge it.

Gables 2765 · 5 May 2026

In short: Measuring and grading cracks in outdoor concrete and slabs on established homes.

Why measure

Words like minor and significant mean different things to different people. A width in millimetres does not.

Slab cracks

On an established Blacktown home we recorded slab cracks between 4mm and 10mm, which sit in the severe range and were referred to an engineer.

Outdoor concrete

Driveways and paths crack too, often at pits and grates without isolation joints.

Walls

Masonry cracking is graded by width and pattern, and we note whether joints are present and working.

What you do with it

A measured crack can be priced, monitored or referred. A described one leaves you guessing.

FAQ

Questions Gables owners ask about this

What width is concerning?

It depends on the element. The report states the grading used.

Will you tell me if it is structural?

We say when an engineer should assess it.

Can old cracks be stable?

Yes. Signs of recent movement matter as much as width.

Is a crack monitor useful?

For ongoing cases, yes.
