Inspections

Common building defects in Gables NSW

Across our Gables inspections in 2025 and 2026 the findings fall into four groups. At the slab, cover, mesh height and reinforcement at steps and wide beams. At frame, steel connections and hangers that differ from the engineering. At lock-up, services touching each other or the framing. At handover, weep holes, movement joints and balconies. The handover lists are the longest, but the slab and frame items are the ones that cannot be revisited.

Slab

Short cover, sagging mesh, steps with no reinforcement extensions, wide beams without extra bars, trimmers missing at penetrations.

Frame

Beam and column connections unlike the engineering, undersized joist hangers, one sided lamination, missing tie downs, slack bracing.

Lock-up

Cables against hot and cold water pipes, gas and water lines on steel, ducts lying on the ceiling frame, short head flashings.

Fixing and waterproofing

Puddle flanges too high or missing, pinholes, render over joints, balcony drains undersized or unconnected.

Handover

Weep holes missing or far apart, joints rendered or omitted, spot-fixed balcony tiles, missing restrictors and water stops.

FAQ

Common building defects in Gables NSW: common questions

Which single stage would you pick?

Frame, because the steel connections carry the house and are hidden at lock-up.

Is a long Gables list a sign of a poor builder?

Not necessarily. Look at how many items are structural and whether they are fixed.

Are these findings typical of the north west?

Many are, but steel connections and balconies stand out more here because of the house types.
